Job Title: Senior Financial Analyst Department: Real Estate Support Services Locations: Greenville, NC (in office) Reports to: Vice President of Real Estate Status: Salaried - Exempt Position Summary This position will be responsible for financial modelling, market research, and analyzing financial statements. The role involves day-to-day tasks related to financial analysis, reporting, and strategic decision-making. Essential Duties and Responsibilities •Prepares pro forma statements, discounted cash flow analysis, and Excel-based financial models with consideration of market conditions (both current and historical) •Lead the execution of more complex Broker financial analysis/modeling requests, which may include serving as a project manager on high-value client opportunities and portfolio transactions •Conduct audits of existing financial models for accuracy of model inputs and validity of assumptions, identifying data gaps •Conduct market research to analyze property and market conditions; synthesize findings in a clear, concise manner •Communicate with brokers and broker teams to confirm request scope and review analysis findings; demonstrate ability to communicate findings in a clear, compelling manner, answer clarifying questions, and make timely, accurate revisions •Identify and communicate any missing information or unclear requests to ensure accurate analysis •Develop high-level analysis summaries by identifying transaction considerations (strengths/weaknesses), trends, outliers, and logical inconsistencies •Performs quality control reviews, ensuring work product is thorough, complete, meets scope of work requirements, and identifying common themes for continuous development and actioning next steps to lead further training •Track and develop working knowledge of real estate fundamentals and industry trends •Performs other related duties as required or requested •ARGIS •Keeping track of data platforms, CRM, KPIs, and property information in data rooms •Works with Broker in Charge (BIC) to initiate online listings on all platforms •Works directly with the senior brokers for to determine what is needed for listings •Works with the Real Estate Support Services team ("The Herd") to produce the BOV’s and other necessary tasks needed for the brokers *The responsibilities listed above are not intended to be all-inclusive and may be subject to change or modification based on departmental or company needs. Education The individual will preferably have earned a Bachelor’s degree in Business, Finance, or Real Estate and have 2-4 years experience of financial analysis and modeling. Knowledge of real estate conceptions are required. Language Skills The individual should have the ability to read and interpret documents such as vendor contracts. The individual should also have the ability to write reports and correspondence and the ability to speak effectively with management and coworkers. Mathematical Skills The individual should have the ability to calculate figures, an excellent understanding of financial analysis both quantitative and qualitative, and experience with financial statements and reporting. Reasoning Ability The individual will have experience in financial planning, exhibits critical thinking, and strong analytical skills with high attention to detail and accuracy. Computer Skills To perform this job successfully, an individual should have advance knowledge of excel and financial modeling programs, knowledge of Adobe InDesign, email systems, and the ability to quickly learn other software as needed. Other Skills Ability to balance and prioritize multiple priorities in a high-volume, fast-paced environment, navigating challenges with a positive and solution-oriented mindset.
